BoKlok is delighted to have submitted a hybrid planning application for Bridgwater Gateway to deliver much needed family housing in North Petherton. The detailed application comprises 346 sustainable BoKlok homes, to include a mix of two, three and four-bedroom houses.

The application can be accessed here at Sedgemoor District Council, where it has been registered with the reference number – 37/22/00071. The application follows significant technical work and community and stakeholder engagement, which includes consultation on a Development and Design Principles document which has been approved the council.

Bridgwater Gateway Phase 2 design principles

Land at Bridgwater Gateway Phase 2 has been identified by the council as a strategic development area in the Local Plan.

Policy B4 sets out the broad parameters of the allocation which requires a development and design principles document to be approved which will include an infrastructure delivery plan and a masterplan.

BoKlok sought views on this detailed document prior to its consideration by the council. This is an important document which provides detailed analysis, constraints and opportunities, design principles, an illustrative masterplan and details of phasing and infrastructure delivery.

It sets out a vision for the site and considers a full range of technical matters ensuring that the strong and coherent design aspirations for the Bridgwater Gateway Phase 2 site can be achieved. Following consultation, the Development and Design Principles Document was approved by Sedgemoor District Council in March 2022.

The BoKlok site

BoKlok has submitted a hybrid planning application that will see approval for some aspects of the development proposals in outline and some in full detail.

This includes:

full planning application for the erection of 346 dwellings (use class C3, together with green infrastructure including open space, sustainable urban drainage and other associated infrastructure works.

outline planning application with all matters reserved except for access for a development comprising 15 dwellings (Use Class C3), green infrastructure, drainage works, and other associated infrastructure works.
